Ask ChatGPT to stage a room and it will happily move a wall to make the sofa fit. Our models try the same tricks — the difference is that every render faces a second AI whose only job is to catch them. Here is one it caught.

Is AI staging allowed on the MLS?

Yes, when the image is labelled and the architecture isn’t altered — which is exactly how Sedam Staging works. Every staged photo carries a “Virtually staged” label burnt into the file itself, so the disclosure travels with the picture even if someone downloads and reposts it. Walls, windows, doors, cabinetry and fixtures are never changed — only furniture and decor. You also get a paste-ready remarks line for your board.

What actually gets checked, and what happens when it fails?

Your original photograph and the staged render are read side by side by a vision model looking only at permanent features: walls, openings, windows, views, floors, ceilings and built-ins. Furniture, rugs, art and decor may be added freely — that’s the product. A wall, window or doorway that moved fails. A failed image is generated again, up to four attempts across two different AI models. If it never comes back honest, that look is simply missing — and we tell you which room.

Can I remove the “Virtually staged” label?

No, and there’s no paid tier that unlocks it. It’s burnt into the pixels rather than added as an overlay, so it survives a download and a re-upload. Paid plans can remove the small “Made with Sedam Staging” credit from the buyer page; the disclosure is a different thing and it stays.

Do you keep my photos, or train on them?

No. Your photos are yours. We keep the original alongside each staged copy because the disclosure depends on it being available, and we don’t train models on them or resell them.

Is this a 3D tour?

No — and we won’t call it one, because it isn’t true. Sedam Staging makes still photographs and a short film assembled from them. It is not a walkthrough, and there is no 3D model of the house.

Will this sell my listing faster?

We won’t promise that. What Sedam Staging does is give you staged, disclosure-safe media for the house you’re pitching, before you’ve signed — and a page you can send to every buyer. What happens at the table is your work, not ours.
